The commission maths, done once and then never again

Agent thirty percent, employee fifty, office twenty — worked out by hand on every contract, in a market where a disputed commission costs more than the commission.

How it works

Each agent and each employee carries their own percentage, set once on their record. When a contract is created, PropertyDesk works out the agent share, the employee share and the office share from the commission on that contract, and stores the result against it.

Contracts that came in without an agent are handled as direct bookings, so the office keeps the full share rather than the calculation silently failing or leaving a blank.

A commission report covers any date range you choose, showing what each person earned across every contract in the period, with formatted totals and a PDF export you can hand over at payout time. Because the figures come from the contract records rather than a separate spreadsheet, there is only ever one version of them.

What you get

  • Per-agent and per-employee percentages set once
  • Automatic three-way split on every contract
  • Direct booking handling when there is no agent
  • Commission report over any date range
  • PDF export for payout records
  • Figures derived from contracts, so there is one source of truth

Questions

What if an agent's percentage changes?

Update it on their record and it applies to contracts created from then on. Contracts already written keep the split they were calculated with, which is what you want — a payout that was already agreed should not silently change because a rate was revised later.

Does the commission post to the accounts?

When you pay it, yes. Paying an agent debits agent commission expense, and paying an employee debits employee commission expense, each crediting the bank. Letting commission charged to a tenant is separate income to the office and is booked as such, with output VAT.
